10 Safety Halloween Tips

From ghosts and goblins, to princes and princess’ and all in between we hope that all stay safe on this Happy Halloween. Here are some Trick or Treating safety tips for you and your enjoyable night ahead.

1. Children under the age of 10 should Trick or Treat before the sun sets.

2. All children should wear something reflective or carry a flashlight, glow stick or reflectors.

3. Use sidewalks and crosswalks plus look both ways before crossing the street.

4. Parents should walk up to the doors with their children and stay close by as they walk door to door.

5. Trick or Treat in neighborhoods you are familiar with, go to a mall or local community event.

6. Watch traffic and pay attention to anything unusual.

7. Stay in a group.

8. Check all candy before consuming anything and throw away anything that looks suspicious.

9. Remember EGGS are for eating not throwing.

How To Get Over Buyers’ Remorse…

Any time you make a major commitment, financial decision or move to the next step in your life, there’s a chance you’ll have regrets at the last minute. Just as brides and grooms commonly experience cold feet before they walk down the aisle, many a home buyer has found themselves sitting at the closing table, pen paralyzed over paper, mentally cataloging their last-minute regrets.

The first step in dealing with last-minute regrets is to understand that they are totally normal – even rational. The fact that you’re fixated on your deal, or that you’re scared you’ve made the wrong decision is a sign that you are treating this transaction with the gravitas it deserves.

If you are buying or selling a home, here are three last minute regrets you might encounter, and some ways to rethink and counteract them.

1. I left money on the table – could have gotten more (or paid less) for it. This regret showcases a classic case of buyer’s – and seller’s – remorse. The day an offer is signed, sometimes within moments after acceptance, sellers second guess whether they might have been able to get more cash if they’d negotiated harder, and buyers beat themselves up over not going in lower or holding out against the seller’s counteroffers.

Conquer real estate remorse by understanding that the universe in which you pay or receive anything other than what you and the other side actually DID agree to is a hypothetical fantasyland. It doesn’t exist. Your decision made sense when you made it, and did actually result in a deal. A deal is a deal.

2. I’m overwhelmed by the 30-year mortgage commitment. Thirty years seems like a long, long time. But here’s the rethink: you need to live somewhere forever, and I hope that your forever will last 30 years times three! So, unless you have access to free housing somewhere, here are your options:

You can rent a home and pay rent to a landlord every month for the rest of your life, or:

You can buy a home with cash, or:

You can use mortgage financing to buy a home, and make payments on it over time.

So, in fact, the commitment you make to paying on a 30-year mortgage, which you have the power to pay off entirely over time, is less onerous and lengthy than the alternative: paying monthly rent ad infinitum. The fact that you take out a 30-year mortgage (or a 15-year one, for that matter) does not bind you to that time frame; many homeowners elect to pay their mortgages off early. Putting a plan in place to shave off five or 10 years from your mortgage commitment by paying extra toward your mortgage principal on a regular schedule is one way to control your regret and put it to good use.

3. I can’t believe I went through all of my cash cushion! In this relatively new mortgage era, lenders are requiring buyers to put some of their own skin in the game, by requiring down payments in a way they once did not. Beyond that, the vast majority of the down payment assistance programs that once helped buyers meet these requirements are now gone (state, local and employer-funded programs are the last bastions of down payment help). As a result, today’s buyers frequently spend a couple of years saving up their cash, and optimizing their credit creating strong financial habits and getting used to having a fluffy cash cushion along the way, then end up writing a couple of checks – earnest money deposit, increased deposit and cash to close – that wipe nearly the whole thing out in 45 days or less. And that can be traumatic. But if your spirits are feeling as deflated as your savings account when you write those checks, keep in mind that you are investing that money in a home that your family will be able to live and flourish in, and eventually either pay off or have equity in, if you continue your responsible financial trajectory. Additionally, this is precisely the reason you saved the cash in the first place.

Finally, due to your timing in relation to home prices and interest rates, you are getting the most home-buying bang your hard-earned bucks could have bought anytime in the last decade or so. And that’s really something to be proud of – not to regret.

The BEST time to Sell Your Home.

Everyday here at Murney Associates, we get the question: “When is the best time of year to sell your home?” The answer is simple, anytime really. Luckily the Springfield, MO market stays pretty stable throughout the year. A lot of times people take their homes off the market in winter due to the holidays and cold weather but what they fail to realize is that people who are relocating, graduating from college or first time home-buyers look just as much in the winter months as the summer months. Why is that good for a Seller? The general concept for homeowners is to wait until spring to put their home on the market but that is when the competition begins to heat up. On average the Greater Springfield Board of Realtors/Multi-list of Springfield sees 100 to 165 homes per day put on the market in the early spring to summer versus 36 to 80 during the winter months. This may seem like a large contrast but the best thing to understand is that Buyers buy at all times and when in need.

It is always said that the Buyer who is in need of a home looks continuously whether it’s snowing, raining, blustering cold/hot and flooding. World Series Real Estate Report-Go Cards!

Real Estate Report: World Series Edition

As St. Louis and Dallas prepare for the Cardinals and Rangers to square off in the World Series, all eyes will be on these two cities for the next 5-10 days.  So these two cities are going to become very familiar with each other in the upcoming days.

To keep in the theme, we take a look at a comparison of the housing markets between the two cities.  There appears to be much more in common between these cities than the fact that both of their baseball teams are stacked with sluggers up and down their lineups.  Although the St. Louis metro area has 2.9 million people versus 6.5 million in the Dallas-Fort Worth area, recent trends show that the housing markets are very comparable.

Home prices and home inventories in both cities have been trending remarkably similar for the last year and a half.  There are more homes for sale and home prices are higher in Dallas, as a result of a higher demand for housing of a larger population.  But, despite the population differences, there appears a symmetrical trend, as housing inventories have been dropping the later half of 2011 in both cities.

Currently there are nearly 21,500 pre-owned single-family homes listed for sale in the Dallas-Fort Worth area, which amounts to about 6.3 months of sales.  The median sale price in the Dallas-Fort Worth area was $191,025 during September 2011.  Conversely, there are about 16,500 pre-owned homes for sale in the St. Louis area, which amounts to 6.7 months of sales.  $164,500 was the median sale price in St. Louis during September 2011.   A “balanced” market is considered to have 6-months inventory.

A Perfect Time For First-time Home Buyers.

The results of a biannual survey, released last week by real estate search and marketing portal Trulia, found that 80 percent of homeowners plan to buy another home, and that most survey participants view homeownership, and placing money in a 401(k) or other retirement account, as the best long-term investments. Much further down the list was investing in mutual funds, gold and stocks. Market research firm Harris Interactive conducted the survey, which drew responses from 1,392 homeowners and 758 renters, from Aug. 30, 2011, to Sept. 1, 2011. Source: Inman News

First-time homebuyers make up a big chunk of homebuyers. So what are their top priorities when shopping for a home? Bankrate.com recently featured “must-haves” for first-time homebuyers. Here are a few top priorities:

Affordable price. ‘Unlike a trade-up buyer, they don’t have any equity to roll into the purchase of their next home, so coming up with a down payment and the financial aspects of buying a home is the first concern,’ says Paul Bishop, vice president of research for the National Association of Realtors®. Fortunately, home affordability is at one of its highest in years and a large inventory of homes on the market provides plenty of options, which is helping first-time buyers find a good home at a great price.

Room to grow. Ken Shuman, Trulia.com spokesman, says that first-time home buyers often find it is smart to search for a first home that not only accommodates their needs now but one that can accommodate them in 10 years, too. Space to accommodate growing families will likely be a higher priority than upgrades, such as granite countertops, Shuman says.

Turnkey. Surveys have recently shown first-time home buyers showing a preference for homes that are in move-in condition and in stable neighborhoods, rather than fixer uppers in depressed neighborhoods. In evaluating whether a home has been well-maintained, MacDonald suggests watching for such things as rotten trim on the exterior, dirty air-return ducts or a dirty filter in the HVAC system, or a damaged roof or gutters. The Results Are In!

Breast Cancer Foundation of the Ozarks founder and CEO Mrs. Mary Beth O’Reilly has just shared the amazing results of their biggest fundraising event “Hooked on Dance” that took place October 7, 2011 at the University Plaza Convention Center. The event total came in at $600,000, a new record for Hooked on Dance! As an 11 year event, we are excited that Hooked on Dance continues to grow.

The auction totaled over $117,000. One of the auction highlights was the sale of a 2 year old gelding donated by Chrishan Farms brought $12,000. Another was the dinner for 14 at the Vesta Room donated by Joe Manzardo, Price Cutter and Chef James Clary which brought $23,000.
BCFO sold chances to win a trip to Cabo, Mexico donated by Wayne and Kathy Morelock. Long-standing supporter Conrad Griggs won the trip.

We are thankful for the community’s support of BCFO. This safety net for local families impacted by breast cancer would not be possible without the generosity of the community! Steve Jobs Changed How Real Estate Works

With the unfortunate death of Apple Co-Founder Stever Jobs we reflect back on what he not only did for our world in general regarding technology but as real estate professionals and how he specifically changed OUR world.

Real estate used to be about listing sheets then listing and sold books for Realtors to use then finally the use of computers in the early 1990’s. It wasn’t until the late 90’s that the real estate world was turned upside down in a positive way when the internet hit and we as Realtors could use the sytems provided to look for homes for our clients. In 2000 Rapatonni evolved into what we use today to look up solds, homes for sale, client database, tax information, school information and community information. It is how we as Realtors connect to one another. Here are Murney Associates, Realtors we have taken the interenet a step further. We have created a moblie app for the smart phones aka IPhone and Ipads, QR codes for our Open Houses and Listings and texting technology directly to our agents regarding homes and neighborhoods. Without the innovation and foresight that Mr. Steve Jobs had for his company and our world we may be either behind on still in the dark ages with only listing and sold books to look at to find homes for our clients in real estate today. So we here at Murney Associates Realtors thank Apple and remember the man who made this technological world go round. May we still continue to evolve to keep our clients informed and happy.
