Neighborhood Spotlight: Fossil Lake Ranch

In 2012, 47 homes sold in Fossil Lake Ranch making it one of the top selling neighborhoods in Northern Colorado. Located in the southeast corner of Fort Collins, its desirability is attributed to a variety of housing options, a prime location providing access to schools, shopping and entertainment, and protected open space. Fossil Lake Ranch was developed by Everitt Companies, known for many of their fine neighborhoods throughout the city. The first residents began moving to the location in 2000. Over the years, several options for types of housing have come available – condominiums, paired housing, patio homes, single family homes, and custom homes on estate lots.

Fossil Lake offers its residents a very desirable lifestyle, but it is the friendly people who live there that is most appreciated. “There is a lot of informal interaction with our neighbors,” said Adam Anderson, who has lived in two different houses within the neighborhood with his family during the past 7 years. “When we drove into the neighborhood there were kids playing in the streets,” said Derek Maunsell. “So we said,
next house we see, we’ll buy.” Maunsell has lived in the community for 6 years.

Amenities
For many families another draw of the area is it’s central location to schools. Fossil Lake is nestled within a mile of Fossil Ridge High, Kinard Middle and Zach Elementary Schools. “First and foremost was the schools, Zach Elementary was highly touted,” Anderson said. “We wanted our kids to be at Zach,” Maunsell said. However, as you spread out from the neighborhood it becomes obvious that there is more to the area than just schools. Located to the north across Harmony Road is the Front Range Village featuring multiple shops — including a Super Target — and r estaurants. And just down Harmony Road is the Cinemark movie complex.

The residents don’t have to leave Fossil Lake Ranch to find entertainment. The neighborhood pool and the large luxury clubhouse, the Ranch house, create a gathering place that further enhances the sense of neighborhood.

“It’s very well maintained,” said Anderson. Just to the south of the neighborhood and across Fossil Creek Reservoir is the 843 acre Fossil Creek Reservoir Regional Open space which features trailsand viewing areas for the wildlife. The area has been designated as an “Important Bird Area” by the National Audubon Society, providing crucial habitat to bald eagle and other types of raptors, and many species of shorebirds, songbirds, and waterfowls.

The neighborhood also sits just across Interstate-25 from the Cache la Poudre River and the trail system along side the river. For those wishing for even more adventure, just minutes away is Horsetooth Mountain Open Space featuring a large network of trails including the opportunity to climb to the top of the scenic Horsetooth Rock.

Fort Collins Area 5th Best Place for Business and Careers

Forbes magazine ranks the Fort Collins-Loveland Metropolitan Statistical Area, basically Larimer County,  5th in the nation as the Best Place for Business and Careers

Colorado had 5 communities in the top 50. Others included: Denver – 9, Colorado Springs – 30, Greeley – 42 and Boulder – 44.

Among the other things Forbes says about the area are:

  • #67 in Cost of Doing Business
  • #31 in Job Growth
  • #12 in Education with 41% having a college degree
  • Unemployment: 6.7%
  • Job Growth (2010): 0.3%
  • Cost of Living: -6.2% below nat’l avg
  • Net Migration (2010): 2,170

Kathleen Hollarbach New At The Group

Fort Collins named “Emerging Epicenter” for High Tech Industry

The Fort Collins Chamber reported the following:

Wired magazine’s June issue lists Fort Collins as one of the “Emerging Epicenters” for High Tech Industry, singling out Fort Collins based companies VanDyne Super Turbo and Woodward as well as the CSU Engines and and Energy Conversion Lab

 The magazine states: VanDyne, a small company in Fort Collins, recently collaborated with a Colorado State University  clean-energy lab to create the SuperTurbo, a supercharger that converst exhaust energy in torque to make engines up to 30 percent more efficent. Woodward, a larger local company, is working with the same lab to develop laser ignition systems for gas, turbine and aircraft engines.”

Home Ownership Has Social AND Economic Benefits

The National Association of Realtors conducted a study that was released earlier this year about the benefits of homeownership. The report, Social Benefits of Homeownership and Stable Housing, cite the following results:

• Higher educational performance and better behavior of children
• Lower community crime rates
• Lessened welfare dependency among households
• More household participation in civic affairs
• Better household health

Of course there are many economic benefits as well:

• For every two homes sold, one job is created
• Each home purchased pumps up to $60,000 into the economy
• Home ownership accounts for over $2 trillion of the U.S. GDP

The Wall Street Journal reported the following this week, “The long-term benefits of homeownership remain very much intact. For now, at least, you can deduct the mortgage interest on your taxes—a big perk for people in higher tax brackets. You get to paint your walls any color you wish, without having to clear it with a landlord. And assuming you can buy a home for about the same price as you can rent one, buying will give you the ability one day to live rent-free. Come retirement time, a paid-off mortgage means your monthly expenses are significantly reduced, and you have a chunk of equity to play with.”

Interest rates are at a 50 year low.  Don’t wait….there are many reasons why homeownership ( and expecially Northern Colorado real estate) will benefit you and your family.

Becky Vasos Honored By Fort Collins Board of Realtors

   Becky Vasos, Broker Associate/Partner with The Group, received the Good Neighbor Award at the Fort Collins Board of Realtors annual Community Affairs and Awards luncheon on Tuesday, May 17.  The award is given to a Realtor who is a dedicated volunteer in the community.    Becky was recognized for her contribution to RamStrength, an organization established by the family of Sonny Lubick following his son’s diagnosis of cancer.  RamStrength supports local cancer survivors by providing financial assistance for basic needs, scholarships, programs and services.

Becky has contributed to RamStrength since its inception in 2005.  She has helped RamStrength raise nearly $600,000 in the last five years and she personally reaches out to cancer patients and their famlies in their time of need.

The Fort Collins Board of Realtors made a contribution of $150 to RamStrength in Becky’s name.

 

Emily Sockler Achieves Relocation Membership

Real Estate announced that Emily Sockler, Relocation Director, has been accepted for membership in the Relocation Directors Council.  Members are recognized leaders in the relocation industry and are known for their delivery of comprehensive service to corporate clients, transferees, and industry partners.  They are highly qualified individuals who are selectively chosen for their dedication, expertise, and position in the industry. 

As Relocation Director, Ms. Sockler is responsible for assisting corporations and their relocating employees by providing community information, and coordinating house hunting trips, moving of household goods, and other related services required for a cross-country move.
